Homes in Alpharetta, a beautiful section of Atlanta north of the City and about an hour's drive to Hartsfield-Jackson Airport, range from $150,000 to $4,750,000! The 2000 census showed an average income for Alpharetta of $97,913 and a population of close to 40,000 just within the city limits. There is a very large unincorporated area where an abundance of Alpharetta executive and luxury estate communities can be found. 

There are many gorgeous golf course and gated communities in Alpharetta and some of the best and most challenging golf courses are found here. 

There are two faces to Alpharetta - one is a densely populated area of wonderful swim/tennis neighborhoods and tons of shops, food markets and sprawling North Point Mall; the other is in north Alpharetta where you'll find beautiful large acreage estates amid gently rolling hillsides but still convenient to major commuting arteries.  

Alpharetta still retains a genteel rural flavor in much of the area even with its rapid growth. The area has grown over the years in large part due to Georgia 400, a major transportation route heading straight into Atlanta. Hundreds of large and small businesses have chosen the Georgia 400 corridor as their national, regional and even international headquarters. 

Historic Downtown Alpharetta Square is a charming center of historic and quaint shops and buildings. If antiquing is your thing, you'll find plenty of it here. Nearby Wills Park is a 110 acre park with baseball fields, tee ball fields, 4 picnic pavilions, playground and 1.5 mile walking trail.  

If horses are your main interest, be sure to visit the Wills Park Equestrian Center, a unique treat for horse lovers! 

The City of Alpharetta hosts several festivals throughout the year, including the Taste of Alpharetta, the Alpharetta Children's Festival, road races and the annual Tree Lighting Ceremony at Christmas, all of which engender a wonderful sense of community.

Many home buyers are concerned about whether they have an insurable interest in the property before the actual closing. The answer is an unqualified "yes". Although the buyer is not yet the recorded owner of the property, he or she has an insurable interest in the property as soon as the agreement of sale is executed by both the buyer and seller.

Should you get hazard insurance before the closing? It depends. Buyers do not usually insure a property until the title passes to them from the seller. However, it's wise to know what the agreement between you and the seller stipulates with regard to insurance.

Most agreements state that the property will be insured for a specific amount. This is very important to both parties. From the buyer's point of view, it is also critical that an adequate sum or full replacement value be stipulated. Watch out for agreements which read "as now insured". This is an all-too-common practice which usually indicates that the seller does not to want to increase inadequate insurance coverage.
