Tell me what you're looking for in a home -- price range, style, location, school system, age -- whatever your wish list is, and I will come as close as possible to finding you the perfect home! As a top REALTOR® in Metro Atlanta, including Suwanee, Alpharetta and Duluth, I make it my business to be aware of the market. I have direct access to the two multiple listing services in Atlanta and also to every other agent in the area and all of their listings. How I work: I will meet with you and ask you to sign a Buyer’s Agency Agreement - this agreement will protect both of us during your homebuying process. If after the first couple of househunting trips, you or I feel that the arrangement is not mutually satisfactory, we will tear up the agreement and go our separate ways. I will not show you homes where the seller will not pay the commission. I can show you For-Sale-by-Owners as long as the seller is willing to pay a commission, which almost all will. I will bring my many years of experience to the table to find you the best homes and the best deals according to your criteria and will educate you in the homebuying process in our area. During this process, I ** Can give you up-to-date information about the market, prices, financing, terms and conditions of competing properties ** Have access to many resources to assist you in your home search ** Can provide objective and extensive information about each property ** Will help you understand the Purchase and Sale Agreement and any contingencies that might be appropriate ** Can help you negotiate with the seller and help you set realistic expectations if dealing with banks and foreclosures. In the last 18 months, I have saved buyers over $81,000 during negotiations ** Can help you determine your buying power by providing names of proven lenders in the area ** Will provide guidance during the evaluation of the property and through the due diligence period ** Can provide list of vendors to help with repairs, cosmetic changes, home warranty ** Will guide you through the closing process and make sure everything flows smoothly This is a totally free service, and there is no obligation. It's part of my job to offer services like this to homebuyers. Tell me what you are looking for! It's my job to find you the best home at the best price possible! My personal search for you is FREE and without obligation. Please give me as many details as possible...

Disclosure Laws >Read the Fine Print
Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.
Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.
Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
